For example, people are different! Some landlords don't need us to handle every aspect of their rental, so we designed 3 levels of service to better accomodate you and your budget.
This is the most inexpensive of our packages, meant for the involved property owner who simply wants help advertising a rental, but does not want full management. In this case, we put prospective tenants in touch with you directly:
Services Offered in Basic Package:
-Your own Ad on our website on our website (we are ranked #1 on Google and Yahoo for several key searches).
-Free submissions to other rental websites and databases.
-Targeted lead and email marketing.
-Local print advertising (flyers, bulletin boards etc.)
-Exposure to our list of active renters in North Idaho.
Basic Package Price: $25 per week.
Like the Basic Package, this is meant for a property owner who wants to manage the property themselves, but doesn't want to hassle with the process of finding a qualified renter and sealing the deal. In this case, we handle the property as if it were our management listing untill your renter is moved in.
Services Offered with Intermediate Package:
-Includes all the services listed above with the Basic Package plus the following:
-Writing and monitoring effective newspaper ads (ads are still paid for by owner).
-Showing the property to prospective tenants in person.
-Thorough tenant screening and application review process.
-Reviewing and filling out a Lease or Rental agreement with tenant.
-Pro-Rating, Collecting and accounting for payment of the first months' rent and security deposit.
-A report of all monies collected and dispersed at the start of tenancy.
Intermediate Package Price: 25% of the 1st months full rent amount. (A one time fee)
This is our standard property management package opted for by most of our clients. With this package, we handle allmost nearly aspect of owning your rental. You simply forget about it and wait for a check each month!

-Collection and remission of rents and security deposits.
-Experienced and reliable accounting for all monies at the end of each month.
-Detailed record keeping on all activities dealing with your property.
-Coordinating and overseeing maintenance projects.
-The most comprehensive tenant screening system around, at no cost to you.
-No-hassle evictions, recovery services, and collections.
-Prompt and professional re-renting procedures.
-Powerful Advertising from an experienced marketing staff including FREE internet marketing, local and national media, and extensive referral networks.
-Personalized tenant rules and policies.
-A free driveby inspection once per month to monitor the exterior condition of the property.
-Monitoring account set up, name changes and late payments for tenant paid utilities.
-Regular and detailed statements and reports on the status and condition of your property.
-Regularly updated contracts and tenant policies done by a local attorney to afford YOU the greatest level of protection.
-Access to TONS of helpful info on our website.
-A friendly staff who doesn’t mind when you call with questions.
Full Package Price: Unlike our competition, we are going to lay our cards on the table. We don’t believe in luring people into doing business with us, and then slapping them with hidden fees and ambiguous charges. The following is a list of ALL charges and fees that we collect in exchange for the above services:
Standard Service Fee: 10% of the monthly rents that we collect for your property, or $25 per billable hour, whichever is greater.
Re-Renting Fee: When we Re-Rent your vacant property, we charge an ADDITIONAL fee of 25% (or $25 per hour, whichever is greater.) of the first months rent to cover our costs. This is a one time fee and nearly half of what some of our competition charges.
Many property managers make an astonishing amount of money from maintenance by using hired employees to handle maintenance and repairs.
When a problem arises with your property, these managers charge the property owner a hefty hourly rate, while paying a significantly smaller amount to the laborer and pocketing the difference. If they hire an outside contractor, they usualy charge a hefty percentage of the ENTIRE INVOICE and bill you for it.
From this perspective, these property managers are actually profiting from the misfortune of their client without his/her knowledge. Funny...we thought that a property manager was supposed to save you time and money, not the other way around.
By comparison, IPM uses only licensed and insured professionals in order to reduce owner liability and ensure the highest quality of work. This also means that you don't pay us for work we didn't do:
*Hourly billing system: Regardless of which services we are performing, whether it be supervising a maintenance project, odd jobs, or clerical work, we use a reference of $25 per hour to reflect how much time is being spent on your property. We work at this rate for no extra charge untill we reach the equivalent of our percentage fee.
Example: Let's say your property rents for $1,000 per month, which would put our monthly fee at $100. Billing at $25 per hour, we will work a total of 4 hours on your property for no extra cost (4x$25=$100). After notifying the Owner, any labor above and beyond this amount will be billed at $25 per hour as well. (We rarely have to charge our clients for this because our 10% fee usually covers our costs on most rental properties.)
